VAMC Manchester

This is an ongoing comprehensive preventative maintenance and repair service contract for HVAC, compressed air, and medical air/vacuum systems at the Manchester, New Hampshire, VAMC. AmeriTech provides services on a periodic basis through the year, providing assistance to the VA Facility Service Maintenance Department in keeping up with required preventative maintenance on the equipment to ensure proper operations and prevent failure points. We respond to maintenance calls, perform regular duties, and handle increases in work order requests as necessary in order to ensure proper and timely maintenance for all the chillers, air handler units, condensers, boilers, circulating and heating pumps, air compressors, fan coil and return fan units, medical air/vacuum system, and fume exhaust systems, including all ancillary components associated.

This service is intended to work in tandem with the VA to optimize the reliability, efficiency and lifespan of the equipment serviced, saving time, money, and, potentially, lives while increasing the safety, efficacy, and quality of services at the VAMC. All work is carefully monitored to comply with manufacturer’s requirements and instructions for the systems/equipment and all AmeriTech team members and subcontractors are proven qualified, certified, and/or licensed on/for them in order to preserve existing warranties. Licenses, certificates, and permits are kept current and valid and are submitted to the COR annually or as requested. A monthly maintenance schedule is provided to the Manchester VAMC COR listing the specific equipment to be serviced that upcoming month and outlining the tasks to be completed, particularly any necessary after-hours service. AmeriTech is responsible procuring all parts, materials, and supplies necessary to perform routine preventative maintenance services.

AmeriTech, under this contract, also performs annual HVAC testing and balancing of the pharmacy, same-day surgery, and sterile processing services at the VAMC Manchester. This includes, but is not limited to: 

• planning systematic testing and balancing procedures
• the following reports:
  • design review
  • systems inspection 
  • duct air leakage test
  • systems readiness 
• balancing air and water distribution systems; adjustment of total system to provide design performance; and testing performance of equipment and automatic controls
• vibration and sound measurements
• recording and reporting results
• documenting critical paths of flow on reports (including supply airflow rates, air exchange rates, exhaust airflow rates and room pressure relation to adjacent space. Airflow rates are measured for each register.)
• performing tab work during off hours, including weekends, in specialty areas, such as operating rooms, to avoid interfering with the medical center’s normal operations
• wearing sterile clothing in sterile areas and following the facility policy regarding infection control. AmeriTech is well versed on PCRA and ICRA measures in sensitive areas and has multiple procedures in place to ensure adherence in order to keep all patients, staff, visitors, and our team members, safe. All necessary safety plans, including equipment specific Lock-Out Tag Out procedures, electrical safety, plan and SDS for any chemicals used, are submitted to the COR for approval prior to work beginning.

AmeriTech, under this contract, also performs quarterly flushing, clearing, and cleaning of the site sewer system of the Manchester VAMC as well as providing annual maintenance of all the building sanitary drains, including camera imaging and snaking as necessary. We also perform any necessary emergency snaking/unclogging service on internal and external drains and/or sewer piping within a four-hour response time. 

Within the first four months of NPT, an inventory of the VAMC Manchester equipment for heating systems, chillers, air handler units, condenser, circulating and heating pumps, fan coil & return fan units, fume exhaust systems, HVAC, compressed air, and medical air/vacuum systems was performed by AmeriTech and included equipment item/category, model, serial number, photographs, and location if accessible. A detailed written report on the completion of the specified area of the building and/or building floor/wing was provided to the COR, recommending a life cycle on each equipment as well as a preventative maintenance schedule per contract base and option year on each piece of equipment, including a listing of necessary filters, oil, materials, etc. for each, with manufacture recommendation/guidance taken into account.

AmeriTech also provides all emergency services, including labor, within a four-hour response time, providing materials and parts necessary to support as needed for repairs and/or replacements.
